AC Drain Line Leaks: A Common South Florida Water Damage Problem
Why AC drain line leaks and overflow problems can create water damage in South Florida homes, condos, and seasonal properties.
Air conditioning systems run hard in Boca Raton, Delray Beach, Palm Beach, and the rest of South Florida. Because of that, AC drain line issues are one of the most common water-related problems homeowners face. A clogged condensate line, overflowing pan, or slow drainage issue can send water into ceilings, closets, utility rooms, walls, and flooring.
AC-related water damage is frustrating because it can look minor at first. A small wet spot near the air handler, a ceiling stain, or a damp closet wall may be the first visible sign. Behind that small sign, moisture may already be affecting drywall, insulation, trim, flooring, or cabinetry.
Homeowners should not ignore musty smells, recurring wet spots, water around the air handler, or ceiling discoloration below an upstairs unit. These signs deserve a closer look, especially if the system has been running heavily during hot or humid weather.
If you suspect the AC system is causing water damage, avoid running fans directly on unknown moisture without understanding the source. Moving air can help in some situations, but it does not solve hidden moisture or a continuing leak.
When requesting help, include whether the leak is near the air handler, ceiling, closet, drain pan, or thermostat area. Mention whether the AC has shut off, whether the drain line was recently cleaned, and whether you see water spreading.
